Living in Tipton County, TN: The 2026 Real Estate Guide to Atoka, Munford and Brighton Homes, Schools, Taxes and Commutes

Head north on Highway 51 past Millington and the Navy base, and within a few minutes the road opens up into South Tipton County. Atoka, Munford and Brighton sit shoulder to shoulder along that corridor, and together they’ve become one of the most active places in the Memphis area for buyers who want a newer home, a bigger lot and a lower tax bill without giving up a reasonable drive to work.

I’ve helped clients buy and sell across the Shelby-Tipton line for years, and the questions are always the same: What do homes cost up here? Which town fits me? How are the schools rated? What about the commute and property taxes? This guide answers all of that with fall 2026 data for the three towns I get asked about most, plus notes on Drummonds and Covington. If you’re weighing Tipton County against the suburbs east of Memphis, keep my Fayette County guide and Collierville guide open in another tab.

Tipton County at a Glance

Tipton County sits directly north of Shelby County and is part of the Memphis metropolitan area. It covers about 473 square miles, with the Mississippi River forming its western edge, and the 2020 Census counted 60,970 residents, with a 2025 estimate of about 62,300. Covington is the county seat, but the population center has shifted south over the past 30 years: Atoka grew from 659 residents in 1990 to 10,008 at the 2020 Census, making it the largest municipality in the county, and the South Tipton County Chamber describes the past fifteen years of growth as concentrated in the southern end of the county along Highway 51.

The reason is simple geography. Naval Support Activity Mid-South in Millington, which the Chamber places about seven miles south of South Tipton County, employs more than 7,000 military, civilian and contract personnel across roughly 30 tenant commands, including Navy Personnel Command and Navy Recruiting Command. Add the FedEx and logistics jobs in north Shelby County, and you have a steady stream of buyers who want to live within 15 to 20 minutes of Millington but pay Tipton County prices and taxes.

Here’s the countywide market picture from Redfin for the three months ending June 2026: a median sale price of about $380,000, up 22.5 percent year over year; about $162 per square foot; a median of 34 days on market; 55 homes sold, down about 20 percent from the same period a year earlier; a sale-to-list ratio of 97.4 percent; and roughly 12 percent of homes selling above list price. One caution on that price jump: with only 55 sales in the window, a few large new-construction or acreage closings can swing the median, and the per-square-foot figure actually fell about 9 percent over the same period. The more useful read is that buyers are paying about 97 to 98 cents on the dollar, well-priced homes go under contract in about five weeks, and there is more room to negotiate than there was in 2024 and 2025.

Atoka: New Construction and the Highway 51 Corridor

Atoka is the town most buyers picture when they think of Tipton County. It sits along Highway 51 and Highway 14 (Austin Peay Highway) about 20 minutes north of Millington, and the Municipal Technical Advisory Service estimates its 2026 population at 10,645, up from 8,387 at the 2010 Census. Five public parks sit inside the town limits, and Amtrak’s City of New Orleans still passes through daily.

Housing: Atoka’s housing stock is dominated by homes built since 2000, and a large share of what’s for sale today is new construction. Homes.com showed 28 new-construction homes in Atoka as of September 2026, priced from about $400,000 to $575,000, with most offering three to five bedrooms and 2,000 to 3,000-plus square feet. Named communities include Oak Creek (Apex Home Builders and Trinity Homes), Shepherd’s Ridge (D&D Custom Homes) and Catalpa Cove, with several builders advertising closing-cost and upgrade incentives. Older Atoka neighborhoods off Atoka-Munford Avenue and Highway 51, along with homes on one to five acres just outside the town limits, round out the mix.

Prices: Movoto reported a median list price of about $421,000 for Atoka in September 2026, at roughly $178 per square foot, up 9 percent year over year, with about 70 active listings and a median of 75 days on market. Zillow’s typical home value for Atoka was about $356,000 as of June 30, 2026, up 1.4 percent year over year, with a median list price near $417,000. The gap between Zillow’s typical value and the list prices tells the story: the existing housing stock is priced in the mid $300,000s, while what’s coming to market skews toward newer, larger builds. Redfin’s most recent Atoka figures date to October 2025, when the median sale price was about $442,000, so I lean on MLS data here more than the public sites.

Schools: Atoka is served by Tipton County Schools. Atoka Elementary carries a Niche 2026 overall grade of A-, and GreatSchools ratings shown on Redfin give it a 7/10, the highest elementary rating in the county on that site. Most Atoka addresses feed to Munford Middle School (Niche B+) and Munford High School (Niche B), though some feed to the Brighton schools. Niche grades the Tipton County School District as a whole a B. Ratings are one data point among many, so visit the schools yourself and confirm zoning for any specific address.

Commute: Naval Support Activity Mid-South and Millington are about 15 to 20 minutes south on Highway 51. Downtown Memphis is roughly 35 to 45 minutes via Highway 51 or Highway 14 to I-40 and I-240. Highway 385 (Paul Barret Parkway), which begins at Highway 51 in Millington, connects to Arlington, Lakeland and the I-40 corridor on the east side of Shelby County in about 25 to 35 minutes.

Munford: Established Neighborhoods, City Park and New Subdivisions

Munford borders Atoka to the north and east; the two towns share a school feeder pattern, a chamber of commerce and, in many places, a street. It incorporated in 1905, counted 6,302 residents at the 2020 Census, and Wikipedia’s 2025 estimate puts it near 7,000, about 11 percent growth in five years. Munford City Park, with its skate park, and the annual Munford Arts and Crafts Fair on the third Saturday in September, which has run since 1984, anchor the town’s calendar.

Housing: Munford has a deeper mix than Atoka: 1970s and 1980s ranches on half-acre lots in town, 1990s and 2000s subdivisions along Munford-Giltedge Road and Highway 51, and a newer wave of construction on the edges. The Villages of Green Meadows by Grant & Co. was listing homes from about $350,000 to $440,000 on Homes.com in September 2026, with three to five bedrooms and 1,550-plus square feet, and NewHomeSource lists Walker Meadows, Bell Park (coming soon) and Glenview Estates as additional Munford communities from D&D Custom Homes and Apex Home Builders.

Prices: Redfin reported a median sale price of about $339,000 for Munford for the three months ending August 2026, up 11.3 percent year over year, with a median of 24 days on market, down from 32 a year earlier, and 23 homes sold. The sale-to-list ratio was 97.0 percent, about 9 percent of homes sold above list, and Redfin’s Compete Score of 65 out of 100 rates the market “somewhat competitive.” Zillow’s typical home value was about $291,000 as of June 30, 2026, up 2.2 percent, with a median list price near $325,000. Movoto showed a median list price of about $329,000 and 67 active listings in August 2026. If Atoka’s new-construction prices are stretching your budget, Munford is usually the next street over at $50,000 to $80,000 less.

Schools: Munford is home to Munford Elementary (Niche 2026 grade A-; GreatSchools 6/10), Munford Middle School (Niche B+) and Munford High School (Niche B). Confirm zoning for any specific address, because some Munford-area addresses feed to Drummonds Elementary (Niche B) or the Brighton schools.

Commute: Add about five minutes to the Atoka figures: Millington in 20 to 25 minutes, downtown Memphis in 40 to 50 minutes via Highway 51, and Covington about 15 minutes north.

Brighton: The Lower-Priced Entry Point on Highway 51

Brighton sits north of Munford along Highway 51 and the railroad that created it in 1873. It incorporated in 1913, covers about three square miles, and counted 2,888 residents at the 2020 Census, up from 2,735 in 2010. Brighton is the smallest of the three towns and the most modestly priced, which makes it a frequent starting point for first-time buyers coming out of Millington and north Shelby County.

Housing: Expect 1960s through 1990s brick ranches and split-levels on large in-town lots, a handful of newer subdivisions off Highway 51 and Old Highway 51, and acreage properties with outbuildings on the county roads toward Drummonds and Covington. New construction is scattered rather than concentrated in named communities.

Prices: Redfin reported a median sale price of about $292,000 for Brighton in August 2026, up 12.2 percent year over year, at about $187 per square foot. Eight homes sold in the period, the median time on market was 40 days, the sale-to-list ratio was 99.7 percent, and nearly 38 percent of homes sold above list price, the highest share of the three towns. Redfin’s Compete Score of 66 out of 100 is the highest in the county. Movoto showed a median list price of about $314,000 at $173 per square foot in September 2026, down 3 percent year over year, with 27 active listings. With so few sales each month, treat these figures as directional and ask me for MLS comps on your specific street.

Schools: Brighton Elementary carries a Niche 2026 grade of B (GreatSchools 5/10), Brighton Middle School a B+ and Brighton High School a B-. Confirm zoning for any specific address.

Commute: Plan on 25 to 30 minutes to Millington and 45 to 55 minutes to downtown Memphis via Highway 51. Covington is about 10 minutes north.

Drummonds, Covington and What’s Coming

Drummonds, west of Munford toward the Mississippi River bluffs, is unincorporated Tipton County: no city property tax, larger tracts, and Drummonds Elementary (Niche B). It’s where I send buyers who want five-plus acres within 20 minutes of Atoka. Covington, the county seat about 10 miles north of Brighton, has a historic courthouse square, a lower price point (Ownwell’s median home value for Covington addresses was about $150,000 in 2026) and Covington High School (Niche B-), and D&D Custom Homes lists a Garland Drive community there.

Countywide, NewHomeSource listed seven active or coming-soon new-home communities in Tipton County in September 2026 and Homes.com showed 109 new-construction homes for sale, most of them in Atoka and Munford. That builder activity, combined with a per-square-foot price that dipped year over year, is why I expect 2026 and 2027 to be a buyer’s window for new construction here: builders carrying inventory are motivated, and closing-cost incentives are back.

Tipton County Property Taxes: One of the Reasons Buyers Move Here

Tennessee assesses residential property at 25 percent of appraised value, and Tipton County’s rate is $1.3417 per $100 of assessed value for 2026, down from $1.5217 in 2025 after the county’s reappraisal, according to the Tipton County Trustee. If you live inside a town, you also pay that town’s rate, which is billed separately by the city rather than by the Trustee. Munford’s rate was $1.0675 per $100 for tax year 2024, according to the City of Munford; Atoka and Brighton set their own rates, so check with each town hall for the current figure. Ownwell’s analysis of actual 2026 bills puts the median effective rate at about 0.38 percent of home value across the county, versus a Tennessee median of 0.54 percent.

Here’s what that means on a $350,000 home: assessed value is $87,500, so the county portion is about $1,174 a year. Add Munford’s rate and the combined bill is roughly $2,108; on an unincorporated Tipton County address such as Drummonds, it’s the county portion alone. Compare that with the combined county and city rates in Memphis, Bartlett or Millington, and the difference on a $350,000 home is often a couple of thousand dollars a year. Tennessee also has no state income tax. Run your full monthly number, including insurance and any HOA, with my mortgage calculator, and confirm anything tax-related with a CPA, since the 2025 reappraisal changed assessed values across the county.

Atoka vs. Munford vs. Brighton: How to Choose

  • Choose Atoka if you want a new or nearly new home in a subdivision, the shortest drive to Millington and Highway 385, and the widest selection between $400,000 and $575,000 in the county.
  • Choose Munford if you want an established neighborhood or a new build in the $340,000 to $440,000 range, with the same school feeder pattern as Atoka and a slightly quieter pace.
  • Choose Brighton if price is the priority, you’re comfortable with an older home on a big lot or a longer commute, and you want the county’s most competitive resale market under $300,000.

Many of my clients tour Atoka and Munford on the same afternoon and finish in Brighton. If you’re comparing against the growth on the east side of Memphis, see my Fayette County guide; if the Mississippi side is on your list, start with my DeSoto County guide. First-time buyers should read my Memphis first-time home buyer guide, which covers THDA programs that work in Tipton County too, and buyers connected to the Navy base should ask me about VA financing, which is common up here.
