Germantown vs. Collierville, TN: A 2026 Comparison of Home Prices, Schools, Property Taxes and Commutes

If I had a dollar for every time a buyer asked me “Germantown or Collierville?”, I could retire the question. These two neighbors on the southeast side of Shelby County share Poplar Avenue, a border along Houston Levee Road, their own municipal school districts and, as of this fall, almost exactly the same median sale price. On paper they look like twins. On the ground they feel different, and the right choice usually comes down to lot size, the age of the home you want, and where you drive every morning.

I work in this corner of the Memphis area every week, and this is the comparison I walk clients through most often. Below is what homes cost in fall 2026, how the public schools are rated, what the tax bill looks like, how the commutes compare and which neighborhoods to tour. For a deeper look at either one, keep my Germantown real estate guide and Collierville real estate guide open in another tab.

Germantown and Collierville at a Glance

Germantown is an incorporated city of 41,333 residents (2020 Census) on about 20 square miles, directly east of East Memphis. It was founded in 1825 and incorporated in 1841, and most of its land was built out between the 1970s and the early 2000s. The city is known for strict development and design standards, 27 parks covering more than 748 acres and the 800-seat Germantown Performing Arts Centre.

Collierville is an incorporated town of 51,324 residents (2020 Census) on about 36.5 square miles, just east of Germantown and running out to the Fayette County line. It was chartered in 1850 and rechartered in 1870. Its historic downtown, centered on Town Square, is listed on the National Register of Historic Places, and Parade magazine named it America’s “Best Main Street” in 2014. Collierville has nearly twice Germantown’s land area, which is why it still has new construction and larger new lots that Germantown has mostly run out of.

Home Prices in Germantown vs. Collierville (Fall 2026)

Here’s what the public data shows right now. I can pull exact MLS numbers for any subdivision you’re considering.

Germantown: Redfin reported a median sale price of about $525,000 for the three months ending August 2026, up 7.1 percent from a year earlier, at $178 per square foot. Homes sold after a median of 26 days (25 a year ago), 212 homes sold (up 8.9 percent), the sale-to-list ratio was 97.8 percent and about 15.5 percent of homes sold above list price. Redfin’s Compete Score was 65 out of 100, “somewhat competitive.” Zillow’s typical home value was about $490,700 as of July 31, 2026, down 1.1 percent year over year, with homes going pending in around 25 days. Movoto showed a median list price of $549,900 in July 2026, with about 252 active listings.

Collierville: Redfin reported the same median sale price, about $525,000, for the three months ending August 2026, down 1.0 percent from a year earlier, at $177 per square foot (down 4.8 percent). Homes sold after a median of 38 days (34 a year ago), 213 homes sold (up 0.6 percent), the sale-to-list ratio was 98.1 percent and about 9.1 percent sold above list, with a Compete Score of 53. Zillow’s typical home value was about $505,700 as of August 31, 2026, down 1.4 percent, with a median list price near $553,000 and homes going pending in around 38 days. Movoto’s snapshot on October 1, 2026 showed a median list price of $579,000 at $180 per square foot and about 338 active listings.

What the numbers mean: The two markets are priced within a few dollars per square foot of each other, but they’re moving at different speeds. Germantown homes are selling about 12 days faster, and more of them are going above list. Collierville has roughly a third more homes on the market, and Redfin shows price reductions on about 42 percent of Collierville listings versus 37 percent in Germantown. If you’re buying, Collierville is where you currently have more to choose from and more room to negotiate. If you’re selling, both markets reward a home that is priced from real comparable sales on day one.

Schools: Germantown Municipal School District vs. Collierville Schools

Both communities formed their own municipal districts in 2014, and both are among the highest-graded districts in Tennessee on Niche. I don’t rank schools myself, so here are the published ratings.

Germantown Municipal School District (GMSD) serves about 6,050 students with a 15-to-1 student-teacher ratio. Niche gives the district an overall grade of A for 2026 and lists it #4 of 124 districts in Tennessee, with a 90 percent graduation rate. Niche grades Houston High School (about 1,800 students), Houston Middle School, Riverdale K-8, and Farmington, Forest Hill and Dogwood elementaries at A. One detail to know: three other campuses inside the city limits, Germantown Elementary, Germantown Middle and Germantown High, are operated by Memphis-Shelby County Schools, not GMSD.

Collierville Schools serves about 9,260 students, also at a 15-to-1 ratio. Niche gives the district an overall grade of A+ for 2026 and lists it #1 among Tennessee school districts, with a 94 percent graduation rate. Every Collierville public school Niche lists carries a grade in the A range, including Collierville High School (about 2,950 students), West Collierville Middle, Collierville Middle, and Bailey Station, Crosswind, Schilling Farms, Sycamore and Tara Oaks elementaries. Collierville High School’s current campus on Shelby Drive opened for the 2018–19 school year at a cost of about $94 million.

The structural difference is size: Collierville has one large high school, while Germantown’s Houston High is about 40 percent smaller. Ratings are one data point among many, so visit the schools, review the Tennessee Department of Education report card, and confirm zoning for any specific address before you write an offer.

Property Taxes: Closer Than Most Buyers Expect

Tennessee assesses residential property at 25 percent of appraised value. Every Shelby County homeowner pays the county rate, which county commissioners set at $2.702382 per $100 of assessed value on June 30, 2026. The city or town portion is added on top.

  • Germantown: $1.79 per $100 of assessed value, according to the City of Germantown’s property tax page.
  • Collierville: $1.62 per $100 for tax year 2026, adopted by the Board of Mayor and Aldermen on May 26, 2026.

On a $525,000 home (assessed value $131,250), that works out to roughly $3,547 a year in county tax for either address, plus about $2,349 in Germantown city tax (about $5,896 combined) or about $2,126 in Collierville town tax (about $5,673 combined). The difference is around $223 a year, or under $20 a month, in Collierville’s favor. In other words, taxes shouldn’t decide this one. Run your full monthly number, including insurance and any HOA dues, with my mortgage calculator, and confirm anything tax-related with a CPA, since rates and reappraisals change.

Commutes and Getting Around

This is where the two separate. Germantown sits closer in. Poplar Avenue and Poplar Pike run west to East Memphis in roughly 10 to 15 minutes, Germantown Parkway heads north to Cordova and Interstate 40, and downtown Memphis is about 30 minutes in normal traffic.

Collierville is the next stop east. From Town Square, East Memphis is roughly 15 to 25 minutes via Poplar Avenue (U.S. 72) or Bill Morris Parkway (State Route 385), and downtown is closer to 30 to 40. What Collierville gains is Interstate 269 on its eastern side, which connects south to Olive Branch and DeSoto County and north to Arlington and I-40 without going through Memphis. If your work takes you to Mississippi, that matters; my DeSoto County guide covers that side of the line.

Drive times are estimates; test your own route at rush hour before you commit.

Housing Stock, Lot Sizes and Neighborhoods to Tour

Germantown is mostly established. Expect brick traditional homes from the 1970s through the 1990s on mature, tree-covered lots, with strict city rules on signage, tree preservation and commercial design keeping the look consistent. Neighborhoods I show often:

  • Farmington and Dogwood areas: 1970s and 1980s homes on generous lots, close to Farmington Boulevard and the elementary schools of the same names.
  • Poplar Estates and Old Germantown: The older core near the depot and Germantown Road, where lots are large and full renovations are common.
  • Nottoway and Glenalden: Estate-sized lots at the top of the market, where inventory is rare.
  • Forest Hill-Irene corridor: The city’s southeast side, with newer homes from the late 1990s forward.

Collierville offers a wider range of ages. You’ll find historic homes around Town Square, 1990s and 2000s subdivisions through the middle of town, and new construction on the east and south sides. Neighborhoods I show often:

  • Schilling Farms: A mixed-use, master-planned community along Poplar with sidewalks, homes, offices and its own elementary school.
  • Almadale Farms: An established community with a lake and trail system.
  • Bailey Station and Porter Farms: Large planned neighborhoods south of Poplar toward Shelby Drive.
  • Spring Creek Ranch: A golf community on the southeast side with custom homes and larger homesites.
  • The eastern edge toward the Fayette County line: Where new custom builds on bigger lots are concentrated. If acreage is the goal, also read my Fayette County guide.

Collierville also keeps investing in its center: the town broke ground on a $12 million expansion of its library in August 2026.

Germantown vs. Collierville: How to Choose

  • Choose Germantown if you want the shorter drive to East Memphis and downtown, mature lots and trees, an established neighborhood, and a smaller high school. Be ready to move quickly, because homes there are selling in under four weeks.
  • Choose Collierville if you want a newer home or new construction, a larger lot at the same price, a walkable historic Town Square, direct access to I-269, and more listings to compare.
  • Look at both if your budget is $450,000 to $700,000. That’s where the two markets overlap almost completely, and where I most often show homes in both on the same afternoon.
